Mortgage Rates Offer a Brief Reprieve, Applications Follow Suit

After a period of rising borrowing costs that dampened activity, the first week of August brought some much-needed relief. Mortgage rates experienced a moderate decline, and prospective homebuyers and homeowners looking to refinance quickly reacted.

For the week ending August 7th, the average contract rate for a 30-year fixed mortgage dipped to 6.77%, down from 6.81% the prior week. Other rates, including 15-year fixed and jumbo loans, saw similar modest decreases.

This rate reversal spurred a noticeable bounce in mortgage application activity. Total application volume increased by 3.6% on a seasonally adjusted basis. Purchase applications rose by 3% from the previous week, though still slightly below year-ago levels, indicating that affordability remains a key concern. Refinance applications saw an even stronger increase, up 5%, as some homeowners found renewed incentive, although refinance activity remains significantly lower than a year ago. This turnaround followed a consecutive decline in application activity in the weeks prior, when rates moved higher.

Existing Home Sales Hold Steady, Prices Continue Upward March

Despite elevated mortgage rates, the existing-home sales market showcased remarkable stability in July 2026. Sales eased only slightly, declining 1.7% from June to a seasonally adjusted annual rate of 4.06 million. More encouragingly, this figure was 0.7% higher than in July 2025, marking positive year-over-year growth.

“Home sales have been remarkably stable, even amid the rising mortgage rate environment of the past few months,” noted NAR Chief Economist Lawrence Yun. He suggests stronger activity could emerge if rates return closer to 6%.

However, housing inventory continues to be a bottleneck. Total supply fell to 1.54 million units in July, a 1.9% drop from June and 0.6% down from a year earlier. At the current sales pace, this represents a 4.6-month supply, unchanged from both June and July 2025. Limited inventory continues to put upward pressure on prices.

And indeed, home prices are still climbing. The median existing-home price increased to $434,100 in July 2026, up 2.0% from July 2025. This marks an impressive 37th consecutive month of year-over-year price increases, highlighting robust demand in the face of supply constraints.

Affordability Seeing Some Improvement

While prices rise, there's a silver lining for affordability. The Housing Affordability Index rose to 103.3 in July 2026, up from 98.3 in July 2025, with improvements seen across all four regions. This suggests that while homes are more expensive, the combination of wages and mortgage rate adjustments (even if temporary) has offered some slight breathing room compared to a year ago.

What Does This Mean for You?

The market remains a delicate balance of resilient demand, constrained supply, and fluctuating interest rates. The recent dip in rates offered a glimmer of opportunity for those on the fence, while the persistent rise in home prices underscores the value of real estate. As always, staying informed and working with a trusted CMRE expert is key to navigating these complex conditions.
